The location is really just a few steps away from a corner (crossroads rue Manin and rue de Crimee)
of Parc des Buttes Chaumont, the largest park in Paris.

Nearby public transportation include :
- bus lines : 48, 60, 75, all stopping for example at "Mairie du 19eme")
- metro : line 5 stopping at Laumiere


APARTMENT & BEDROOM

The building is rather recent and clean, and offers an elevator, and interphone controlled access.

The apartment is very well kept and clean.

What is proposed includes :
- shared use of the living room, the kitchen, the toilet, the corridor and the connection to Internet (Freebox) with the landlady;
- private use of one bedroom and its private bathroom (about 18 sqm / 194 square feet), and of part of a cupboard (to hang clothes) in the corridor;

The bedroom faces the very spacious courtyard with trees and lawns, and offers double glazing windows for best isolation.
It also offers a double bed, a desk and two foldable chairs, curtains and cupboards, and a double lamp. Inside the bedroom but in a separate space, the bathroom offers a bathtub with shower nozzle and a washbasin with a small cupboard with a mirror.

Availability and price

The bedroom and private bathroom will be available at the end of January 2017,
for a long term stay (usually 9 to 12 months) of a quiet and orderly student.

The monthly ALL-IN RATE (see exceptions (a) and (b) below)
payable each month in advance to the lessor is 580+50= 630 euros,
it includes :

1 - the rent for :
** the private use of the bedroom and its attached bathroom + some of a large cupboard in the corridor,
** the shared use of the spacious living room, the modern and well equipped kitchen (including a good washing machine),
2 - the related charges of the building,

The subtotal for items 1 and 2 is 580 euros per month

3 - the shared access to Internet and to other services of the Freebox Revolution :
** free phone calls to landlines of about 100 countries, and to cell phones in France, the USA and Canada,
** TV : numerous TV channels
4 - the participation in heating, hot water and electricity expenses.
5 - the participation to taxe d'habitation

The subtotal for items 3, 4 and 5 above is 50 euros per month

Free phone calls referred to above are included
(a) but any call beyond the limits of the Freebox Revolution flat rate, would be charged
in addition to the rent.
(b) a one time reasonable relocation fee is applicable.

The refundable safety and key deposit is equal to one month of rent.
An additional rent payment guarantee is also required.
